About Highlands-Cashiers Plateau
The Highlands-Cashiers Plateau is the elevated shelf at the southern end of the Blue Ridge where Jackson and Macon counties meet, with the Transylvania County line a few miles east around Sapphire and Lake Toxaway. Highlands, in Macon County, sits at 4,118 feet and is one of the highest incorporated towns east of the Mississippi. Cashiers, an unincorporated village in Jackson County, sits at about 3,487 feet at the crossroads of US 64 and NC 107. Between them, Whiteside Mountain rises to 4,930 feet, with cliffs often called the highest in eastern North America. Nantahala National Forest surrounds the whole area, and annual precipitation near 88 inches keeps it green.
The summer climate built the market. Highlands was founded in 1875 and later evolved into a health and summer resort; Cashiers has drawn Southern families since Wade Hampton II bought land there in 1855. Today the plateau is organized around private clubs: Donald Ross's 1928 course at Highlands Country Club, Tom Fazio's Wade Hampton (1987) and Mountaintop (2006), and lake clubs along the 1,470-acre Lake Glenville. Most clubs admit members selectively, and several do not require property ownership, so buyers should confirm the terms of each before choosing a neighborhood.
Housing runs from Main Street cottages in Highlands to acreage estates in gated communities and lakefront homes around Glenville. The year-round population is small; Jackson County estimates Cashiers at about 1,700 residents, swelling past 10,000 in summer, and Highlands counted about 1,000 permanent residents in 2020.
